What does renting business space cost?
The rent for business space mainly depends on type, location, condition and lease term. Indicative, per m² per year, excluding VAT and service charges:
Industrial hall or warehouse: roughly €40 to €110. At the lower end in the north and east, at the upper end in the Randstad and around logistics hubs.
Workshop or business unit: roughly €55 to €130, depending on facilities and the ratio of hall to office.
Office space: roughly €100 to €350, higher at prime locations in Amsterdam.
Retail space: varies widely, from about €100 in a neighbourhood centre to well over €1,000 on a prime high street.
An example: an industrial hall of 1,000 m² at €65 per m² costs about €65,000 a year, around €5,400 a month, excluding VAT and service charges. Also budget for a deposit or bank guarantee of usually three months' rent, any fit-out costs and the cost of moving. See the city pages above for price indications per city.
What to check when renting business space
Dutch commercial lease law differs from residential lease law. A few points worth knowing in advance:
Type of lease. Shops, restaurants and trades with premises open to the public fall under article 7:290 of the Dutch Civil Code, with tenant protection and often a 5 plus 5 year lease. Offices, halls and storage fall under article 7:230a: more freedom to agree terms, less protection.
VAT on rent. If you are VAT-registered and use the space at least 90% for VAT-taxed activities, you and the landlord can opt for rent including VAT. The landlord can then reclaim VAT, which can affect the rent.
Service charges. Ask which costs are included in the advance payment, such as cleaning of shared areas, security and maintenance of installations, and how the annual settlement works.
Zoning plan. Check that your activity is allowed at that location. Since the Environment and Planning Act, this is set out in the municipality's zoning plan.
Delivery level. Are you renting shell or fully fitted? That difference determines how much you still need to invest before you can move in.
Renting small or affordable business space
Looking for small business space? You'll often end up in a multi-tenant business building with units of 50 to 250 m². They are affordable, quickly available and often come with shorter leases. Affordable business space is mostly found outside city centres: on business parks at the edge of town or in a municipality just outside the big cities. Mention in your search request if you're flexible on location. That increases the chance that agents have something suitable.
Why affiliated agents search better than a portal
A commercial agent knows the landlords in their region and knows which properties will become available soon. That off-market supply isn't on portals. Because your search request reaches several affiliated agents, you see properties from different firms without approaching them yourself.
