How much office space do you need?
For a regular office, allow 10 to 15 m² per workstation, including circulation space, a pantry and meeting space. If you work hybrid and not everyone is in the office at once, you can manage with fewer workstations than employees. Some guidelines:
1 to 3 people: an office unit of 15 to 40 m².
5 to 10 people: office space of 60 to 150 m².
20 people: roughly 250 to 300 m², often half or a full floor.
50 people or more: 600 m² or more, or a stand-alone office building.

What does renting office space cost?
Office rent depends on the city, the location within the city, the quality of the building and the energy label. Indicative, per m² per year, excluding VAT and service charges:
Regional cities and office parks along the motorway: roughly €100 to €175.
Large cities such as Utrecht, Rotterdam, The Hague and Eindhoven: roughly €150 to €300, at the upper end in and around station areas.
Amsterdam: roughly €200 to €450, higher still on the Zuidas and in the canal district.
On top of that, budget for service charges of roughly €30 to €75 per m² per year and fit-out costs if you rent a shell. An office unit or flexible office is often priced per month and all-in. For a small unit in a multi-tenant business building you then pay roughly €250 to €1,000 a month, depending on size and location. See the city pages above for price indications per city.
Traditional lease or flexible office?
A traditional office lease usually runs for five years with an option to extend. Offices fall under article 7:230a of the Dutch Civil Code: you can negotiate terms freely, but tenant protection is limited. In return you get a lower rent per m² and the freedom to furnish the office to your own taste.
A flexible office can be rented from one month to a few years, furnished and with shared facilities such as reception, meeting rooms and coffee. You pay more per m², but have no fit-out costs and can scale up or down faster. Many companies combine both: a fixed base plus flexible space for peaks.
Check the energy label
Since 1 January 2023, an office building in the Netherlands must have at least energy label C. An office without that label may no longer be used as an office. So check the label before you sign. A better label also means lower energy costs and fits the sustainability requirements of your own clients and employees.
